Tenant Acquisition
This service includes:

Free appraisal

Marketing the property both online and by traditional methods

Finding the tenant(s)

Negiotiating tenancy terms

Vetting the tenants

Ensuring the property and you are compliant pre-tenancy

Arranging the deposit registration and inventory compilation

Handing over of keys to the tenant at the commencement of the tenancy

Transferring the utilities into the tenant's name.

This service is charged at 60% of the first month's rent agreed for the term of tenancy, subject to a minimum fee of £500.
Tenant Acquisition and Financial Management
This service includes all of the above plus:

Collection of the rental due throughout the term of the tenancy

Forwarding any payments received to a UK bank account of your choice

Monthly accounting

Dealing with any arrears should they arise.

This service is charged at 7.5% of the rent agreed for the term of tenancy, charged and deducted monthly.
Full Management Service
This service is recommended for anyone that is not qualified in the legal aspects of letting property.

This service includes all of the above for both Tenant Acquisition and Financial Management services plus:

Regular inspections of the premises to ensure continued compliance for both yourself and the tenants

24/7 handling of maintenance issues

Renewal contract negotiation

This service is charged at 10% of the rent agreed for the term of tenancy, charged and deducted monthly.
